We’re at it again….

We bought another bank-owned property to flip, but we liked this one so much, we’ve decided to move in!  In it’s current state, it’s a 1940′s bungalow with 3 bedrooms, 1 bathroom and 1400 square feet. By the time we’re done with it, it will be 3 bedrooms + office, 2 full bathrooms, and over 2000 square feet!

My apologies for the dark photos, but there’s no power on in the house

Here goes our edited list of renovations:

• bring all electrical and plumbing into the 21st century
• install new HVAC
• pour new driveway and extend to the right to make room for 2 cars
• remove all of the icky siding and replace with Hardishake and Hardiplank
• add new gable roof to left-side of house to match the right-side
• demo existing roof and add new, dimensional roof
• remove old garage door, replace with new one
• add stone around whole house up to about 4′
• remove all of the wood panelling from the interior and replace with drywall
• refinish all the hardwoods and stain dark walnut or ebony
• refinish existing doors, baseboards, mantle, and china cabinets
• tear out kitchen, completely renovate with new cabinets, counters, appliances, fixtures, etc
• install island in kitchen
• add addition with master suite, 2nd full bathroom, and walk-in closet
• tear out existing screened-in porch for obvious reasons (see picture above), re-build an enclosed sunroom
• add deck to sunroom with stairs down to new patio
• gut existing bathroom, update with new sink, new tile floors, new lighting, and beadboard
• remove access from 2nd bedroom to 3rd bedroom, add entryway from 3rd bedroom/office to new sunroom
• add shelving to all closets
• enclose interior access to unfinished basement to make room for larger kitchen, move access to outside rear of house

Whew!!! All of this is ‘supposed’ to happen in 3 months – we’ll see how that goes
